The subject deals with planned holiday villages which have come into existence since about 1960 in the hinterland of Puerto de la Cruz (Tenerife), due namely to the demand by foreigners from the upper class. The detailed analysis of several holiday villages (so-called 'urbanizations') shows that within 20 and more years they have experienced very different developments, ranging from high-class suburbs to partly abandoned quarters. The high fluctuation of ownership in holiday houses and flats results in a short term adaptation of real estate values to the local demand. Thus the discriminative economic assessment of real estate is the key to the direction of the later development within the holiday villages and consequently also of its present structural characteristics. The most important factor for the price level of properties within the different holiday villages in the hinterland of Puerto de la Cruz is the distance to the urban centre. Contrary to the initial hypothesis, the percentage of elderly retired people with permanent residence in the holiday villages has not increased. But due to its traffic connections and its structural equipment, some holiday villages are becoming more and more residential districts for the local demand of the employed population. The increasing residential function of holiday villages does not cause an increase of shops and services for short term needs. Such an increase only takes place if the holiday village is at least in part well frequented by international seasonal tourism.Downloads
